Why choose Avenir Renovations?
When and why renovate your bathroom in Leuven?
A bathroom is rarely renovated just out of desire. There is almost always a trigger.
Signs of wear that are hard to miss
Blackened joints, tiles that sound hollow, silicone peeling around the shower, moisture stains on the ceiling of the room below. These signs often indicate that the waterproofing is no longer doing its job.
Waiting worsens the problem: water that seeps behind the tiles damages the substrate, then the floor. Renovating allows you to start fresh rather than multiplying repairs.
A layout that no longer works
A bathtub occupies half the room while the whole family takes showers. The single sink creates a bottleneck every morning. The door opens onto the toilet.
Rethinking the layout often allows for a spacious shower, a double sink, or a storage unit without pushing the walls. In a small room, it is the well-used centimeters that provide comfort.
A bathroom to prepare for later
A shower threshold to step over, a slippery floor, no grab bar: what is not a hindrance at forty can become a real obstacle a few years later. A senior-friendly bathroom can be designed very well without a medical aspect.
For a person with a disability, the accessible bathroom meets specific requirements for dimensions and accessibility. In Flemish Brabant, the province offers a housing adaptation grant for those over 65 and people with disabilities, under certain conditions and within budget limits.

We handle the entire project, from demolition to the final finish, with a protected and planned site.
The advantages of a renovated bathroom with Avenir Renovations
Renovating a bathroom with Avenir Renovations means designing a space tailored to your habits, desires, and the constraints of your home. From coordinating craftsmen to selecting fixtures, every detail is considered to ensure comfort, waterproofing, durability, and peace of mind during the work.
Shower or bathtub, open or closed storage, warm or mineral ambiance: the project starts from how you use the room.
If needed, a 3D view helps you validate the layout before ordering anything.
Plumber, electrician, tiler, carpenter: each one intervenes at the right time. A poorly coordinated bathroom can remain unusable for two weeks too long.
Your Project Manager schedules the visits and keeps you informed at every step.
Membrane under tiles in the shower area, treatment of corners and pipe penetrations, controlled drainage slope. These are the invisible details that ensure there will be no leaks in five years.
Sanitary fixtures from recognized brands, water-saving faucets, moisture-resistant materials. Everything is covered by our ten-year warranty.
We prioritize fixtures with available spare parts, so a faucet cartridge can be replaced in ten minutes in a few years.
What is the price of a bathroom renovation in Leuven?
The budget varies depending on the area, the extent of technical modifications, and the level of equipment. For an initial idea, try our bathroom renovation price estimate. The following prices include VAT at 6%, granted under conditions when the residence is more than ten years old.
| Type of work | Factors affecting the price | Indicative price including VAT |
| Refresh (furniture, fixtures, painting) | Quality of furniture, retained tiles | 3,500 to 7,000 € |
| Replacement of the bathtub with a walk-in shower | Location of the drains, wall, tiles to be reused | 4,000 to 8,000 € |
| Complete renovation of a standard bathroom | Area, tiles, sanitary fixtures | 9,000 to 16,000 € |
| High-end renovation or with relocation of drains | Materials, built-in fixtures, plumbing | 16,000 to 30,000 € |
| Compact water room for student housing or studio | Durable equipment, air extraction | 6,000 to 11,000 € |
| Air extractor with humidity sensor | Duct length, outlet on facade or roof | 400 to 1,200 € |
| Creation of a second water room | Distance to drains, partitions to be created | 10,000 to 20,000 € |
The technical visit begins with what is not visible: we open a hatch, look at the drains, and measure the slope available for a threshold-free shower. The estimate follows, detailed, with no gray areas.
Example: for a six square meter bathroom on the upper floor of a house in Kessel-Lo, replacing the bathtub with a walk-in shower, installing a double sink unit, a wall-hung toilet, and new tiles often costs between 11,000 and 15,000 euros including VAT.
Procedures and points of attention for a bathroom in Leuven
Electricity in a damp room
The Belgian regulation on electrical installations, the RGIE, defines zones around the shower and bathtub where only certain devices are allowed. A renovated bathroom must also be protected by an appropriate differential. The modified installation is checked by an accredited body before it is put into service.
In an apartment and in rental
In a co-ownership, the connection to the common columns and the timing of noisy work are arranged with the property manager. For a student room or a rented apartment, the bathroom must meet Flemish quality standards, particularly for ventilation and electrical safety.
VAT and aids
When the house or apartment is over ten years old, the renovation of the bathroom is charged with a VAT of 6%. There is no regional grant for the bathroom itself. For adaptations related to age or disability, specific aids exist: our pages dedicated to senior bathrooms and accessible bathrooms detail them.
Two often underestimated points
Replacing a bathtub without breaking everything
This is possible when the drain is well placed and the slope allows it. The bathtub is removed, the drainage is adapted, an ultra-flat shower tray and a wall are installed, then the tiling around is redone. Expect a few days of work.
A window is not enough for ventilation
In winter, we rarely open the bathroom window long enough. An extractor connected to the outside, with a timer or humidity detector, prevents condensation and mold. It's a small budget considering what it protects.
Frequently asked questions about bathroom renovation in Leuven
What tiles to choose for a bathroom?
Porcelain stoneware remains the most durable and easiest to maintain. For the shower floor, choose a non-slip model suitable for wet feet. On the walls, large formats limit joints, and epoxy joints are more resistant to stains and mold.
Is a permit required to renovate a bathroom?
No, not for an interior renovation that does not affect the structure or the exterior appearance. A permit may become necessary if a load-bearing wall is opened or if a new window is created on the facade. In an apartment, the property manager must be informed before the work.
Walk-in shower or ultra-flat shower tray?
The walk-in shower, tiled and without any edge, requires a slope integrated into the floor and therefore sufficient height under the drain. The ultra-flat shower tray is easier to install during renovation, with an edge of only a few millimeters.
Can a bathroom be renovated on the upper floor of an old house?
Yes, but first check the floor. A wooden floor must support the weight of tiles, a screed, and a shower, and remain perfectly watertight. Reinforcement or a lightweight screed may sometimes be necessary.
A level-access shower in a few weeks
A complete bathroom renovation generally takes two to three weeks on-site, once the materials are delivered. From the visit, we explain how to organize your daily life during these few weeks.
A call or a form, and we come to see your bathroom. The visit costs you nothing.
