Why choose Avenir Renovations?
Why start an energy renovation in Leuven?
Three reasons often come up at the same time.
A bill that doesn't go down by itself
A house built before the year 2000 loses its heat through the roof, walls, windows, and floor. Heating compensates, winter after winter. As long as the envelope is not treated, every increase in energy prices directly reflects on the bill.
Uneven comfort from room to room
Cozy living room but cool bedrooms, stuffy upstairs in July, cold wall sensation near the windows: these discrepancies are typical of a poorly insulated house. A coherent energy renovation makes the temperature more uniform and also improves acoustic comfort, which is appreciated in a terraced house.
An EPC label that weighs on value
For a property purchased in Flanders with an E or F label, moving to a D label is mandatory, with six years to achieve it. For others, the label remains an increasingly scrutinized criterion by buyers and renters in Leuven. A well-rated property sells and rents more easily.
The work to consider, in the right order
Diagnose, insulate, then heat and ventilate, finally produce. Each step prepares the next.
What you gain with a well-coordinated energy renovation
A well-coordinated energy renovation optimizes the performance of the home while controlling the work. Each intervention fits into a coherent and sustainable project.
When the roof, walls, frames, and heating are considered together, each intervention prepares for the next. The connections between the roof insulation and wall insulation are carefully managed, the frames are installed in line with the insulation, and ventilation is planned before the house becomes airtight.
This avoids thermal bridges, condensation, and costly rework that arise when each trade works independently.
Doing everything at once often costs less. Spreading it out allows for budget management. In both cases, conflicts between tasks are avoided, such as having to open a freshly insulated wall to run a pipe. The phasing is built around your schedule: one summer for the roof, the following year for heating, for example.
Roofer, facade worker, carpenter, heating engineer, electrician: all work under the guidance of the same Project Manager, with a single schedule and a single responsibility.
In practice, this means a single point of contact for your questions, online tracking of progress, and a single reception, with all the necessary documents for the future EPC certificate.
What is the cost of an energy renovation in Leuven?
The budget depends on the starting condition, surface area, and target level. Indicative amounts including VAT, based on the 6% rate applicable to homes over ten years old, before deducting any potential grants.
| Type of work | Factors affecting the price | Indicative price including VAT |
| Roof insulation (terraced house) | Insulation from the inside or sarking, condition of the covering | €6,000 to €15,000 |
| Filling of cavity walls | Cavity width, facade area, access | €2,500 to €6,000 |
| Insulation of basement or garage ceiling | Surface area, passage of pipes | €1,500 to €4,000 |
| Replacement of window frames (3-bedroom house) | Material, double or triple glazing, number of openings | €10,000 to €22,000 |
| Simple or double flow ventilation | System, passage of ducts | €2,500 to €14,000 |
| Installed air-water heat pump | Power, radiators to adapt, hot water | €11,000 to €18,000 |
| Comprehensive energy renovation (label F to C) | Surface area, starting condition, order of works | €45,000 to €90,000 |
After the visit, each measure is priced separately, with its estimated effect on the EPC label. You see what each euro brings and you choose where to start.
Example: for a terraced house from the sixties in Kessel-Lo, classified F, roof insulation, filling of cavity walls, and high-performance window frames often suffice to reach label D. The budget then frequently falls between €25,000 and €40,000, before a potential heat pump.
Procedures and grants for an energy renovation in Leuven in 2026
The renovation obligation in Flanders
Since 2023, the buyer of a property classified E or F must achieve at least a D label. The deadline is six years for deeds executed since January 1, 2026. It is a new EPC certificate, issued after the work by an accredited certifier, that attests to the new label.
Mijn VerbouwPremie: who is still eligible
Since March 1, 2026, owner-occupants in income categories 1 and 2, the highest, will no longer receive a grant except for a heat pump or a thermodynamic boiler. For categories 3 and 4, the more modest, nothing changes: insulation of roofs, walls, and floors, glazing, and heat pumps remain subsidized.
The grant is requested online, no later than two years after the final invoice date. It can only be obtained once every five years per category of work, and every ten years for a heat pump. The official simulator from the Flemish Region provides the exact amount based on your situation.
Mijn VerbouwLening and 6% VAT
Mijn VerbouwLening, the Flemish renovation loan, remains accessible to income categories 2, 3, and 4, with a rate depending on income. The application is made online or through the relevant Energiehuis for Leuven. Work carried out in a property over ten years old also benefits from a reduced VAT of 6%, which represents a significant difference from the normal rate of 21%.
Free support from the City of Leuven
The City of Leuven offers free support for energy renovation, including for condominiums preparing work on common areas. This is useful support to validate a roadmap, in addition to the detailed estimate we provide.
Documents to keep
Detailed invoices, technical sheets of insulation and frames, photos of the work before closing the walls: these documents are used for the grant application, the new EPC certificate, and later for the sale of the property. We provide them organized upon receipt.
Frequently Asked Questions about Energy Renovation in Leuven
Does an energy renovation increase the value of a house?
Yes. The EPC label appears on every real estate listing in Flanders, and buyers know that a home rated E or F will require work. A house that displays a D label or better generally sells more easily and at a better price.
Is an energy audit necessary before renovating?
The EPC certificate already provides a first list of recommendations. For a significant renovation, a more in-depth diagnosis of the house allows for ranking the work according to its actual effect and cost. The City of Leuven also offers free support to establish a roadmap.
Does a new EPC certificate cost a lot?
The price of an EPC certificate generally ranges around a few hundred euros for a house, depending on its size and the certifier. This is a low cost considering the work, and it is what proves that the renovation obligation is being met.
How long does a complete energy renovation take?
For a terraced house, expect often two to four months of work if everything is done in one phase. In stages, the program can extend over two or three years, following the order of roof, walls, and frames, then heating.
Start with a clear roadmap
Before spending anything, it's better to know which measures yield the most in your home and in what order to implement them. This is the purpose of the first visit.
It is free and provides you with a concrete action plan, whether you start the work now or in two years.
