Outdoor paving work in Leuven

Outdoor paving in Leuven

A path that sinks under the car wheels, slabs that tilt when walked on, a puddle that never dries in front of the garage door. The problem rarely comes from the surface itself. It almost always comes from what is underneath.

In Leuven and the surrounding municipalities, Avenir Renovations carries out your outdoor pavings on a foundation sized for their use: pedestrian path, driveable entrance, courtyard, terrace, or pool surroundings. Exposed aggregate, stamped concrete, or slabs, the choice is made after assessing the ground.

Why choose outdoor paving?

A well-executed paving structures the surroundings and goes unnoticed for years.

A stable surface that supports loads

Car, delivery van, waste container: a garage entrance must withstand loads that any garden path would not. A well-founded paving remains level, without ruts or sinking.

In a house with two facades where the garage entrance slopes down to the street, it is often there that the slabs move first.

Safe circulation all year round

A non-slip surface and a proper slope prevent puddles and ice patches in front of the door. For an elderly person or a child, it's a matter of safety as much as comfort.

Surroundings that enhance the house

A clean paving, matching the brick of the facade and the color of the frames, gives an impression of a well-maintained house right from the sidewalk.

We choose shades that recall the brick or stone of the facade for a coherent whole.

3 steps for a durable outdoor paving

The realization of a durable outdoor paving relies on rigorous ground preparation and appropriate installation. Each step ensures stability, water drainage, and resistance to the elements.

Our outdoor paving solutions in Leuven

Avenir Renovations offers several outdoor paving solutions in Leuven to enhance your spaces. Each covering combines aesthetics, weather resistance, and ease of maintenance.

  • Visible aggregates, gravel-like appearance
  • Very slip-resistant, even when wet
  • Good resistance to frost and de-icing salt
  • A robust solution for garage entrances and large yards, with very simple maintenance.

It is particularly suitable for sloped paths, where grip is more important than anything.

  • Stone, cobblestone, slate, or wood appearance
  • Wide choice of shades
  • Continuous surface, without joints where grass could grow

It provides a decorative finish over large areas, for a budget lower than that of natural stone.

It is protected with a varnish that revives the colors and limits stains.

  • Blue stone, sandstone, architectural concrete slabs or two-centimeter ceramic
  • Laid on stabilized bedding for pedestrian areas, on screed for vehicular areas
  • Drainage joints or mortar joints depending on use

The slabs can be easily dismantled and re-laid if an underground network needs to be repaired. The drainage joints also allow some rainwater to infiltrate.

For a backyard accessible only from the house, lightweight slabs on stabilized bedding also facilitate the work.

What is the price of outdoor paving in Leuven?

The budget mainly varies with the type of paving, the thickness of the foundation required, and access to the site. Prices include VAT, with a rate of 6% for work on a property over ten years old.

Type of work Factors affecting the price Indicative price including VAT
Exposed aggregate concrete, foundation included Thickness, reinforcement, shrinkage joints 65 to 110 € / m²
Stamped concrete, foundation included Pattern, color, protective varnish 75 to 120 € / m²
Concrete slabs on stabilized bedding Format, pedestrian or vehicular use 70 to 120 € / m²
Natural stone or ceramic slabs Type of stone, laid on bedding or screed 110 to 200 € / m²
Demolition and removal of an old covering Thickness, presence of a concrete slab 20 to 45 € / m²
Installed channel or surface drain Length, connection to sewer or infiltration 60 to 150 € / linear meter
Borders and steps Number, material 35 to 90 € / linear meter

Before estimating, the ground is probed, the available slopes are measured, and the water connection points are identified. The estimate separates earthworks, foundation, and covering.

Example: for the garage entrance of a villa in Bertem, approximately fifty square meters of exposed aggregate concrete with a channel in front of the garage and demolition of the old covering, the budget often ranges from 5,500 to 8,500 euros including VAT.

Steps and points of attention for paving in Leuven

Permits and impermeable surfaces

A path to the house or a modest-sized courtyard is generally exempt from permits. For a large impermeable surface, Flemish regulations on rainwater may require an infiltration area or a draining surface. The situation is checked before estimating.

Parking in the setback area

Transforming a small garden at the street into a parking space is not always allowed and may require an omgevingsvergunning. Municipal rules also regulate the lowering of the sidewalk curb, which falls under the City.

Runoff water

The water from a paving must not flow onto the roadway or onto the neighbor's property. It is directed towards a connected drain, a tank, or an infiltration area on your plot.

VAT

A paving adjacent to a dwelling over ten years old can, under certain conditions, be billed at the reduced rate of 6%. There is no regional grant for this type of work.

The advantages of paving done by Avenir Renovations

A sized foundation

Excavation, compaction, and thickness adapted to the actual load, not to a standard.

A pedestrian path and a driveable entrance do not receive the same thickness of stone.

Materials made for the outdoors

Resistance to frost, oil stains, moss, and salt.

Each product is chosen to maintain its appearance after several Belgian winters.

Well-managed water

Slopes, drains, and draining joints to keep the surroundings dry.

Stagnant water freezes in winter and wears out the surface: it is always directed towards a drainage point.

Reduced maintenance

A cleaning with water once or twice a year is sufficient in most cases.

Exposed aggregate or ceramic slabs maintain their appearance without special treatment.

Implementation and maintenance of paving

Exposed aggregate concrete or slabs for a garage entrance

Exposed aggregate concrete forms a very robust continuous surface. Slabs on a screed offer more aesthetic choices and can be replaced one by one. On a steep slope, exposed aggregate concrete is often safer.

The waiting period before driving on it

For poured concrete, we wait a few days before walking on it and generally two to four weeks before parking a car, depending on the temperature and thickness. Slabs on a stabilized bed can be used much sooner.

Simple maintenance

A brushing and rinsing are usually sufficient. Oil stains can be treated quickly with an appropriate product, and a water repellent can be applied every two or three years on the natural stone.

Paving near a tree

This is possible by adapting the foundation and leaving a free area around the trunk, so that the roots do not lift the slabs a few years later.

A distribution slab or a draining covering also helps the tree continue to breathe.

The slope

A slope of one to two percent is generally planned, directed towards a drain, an infiltration area, or the garden, never towards the house.

It is checked for level at each stage of the installation.

The foundation thickness

For a pedestrian walkway, about fifteen centimeters of compacted gravel is often sufficient. For an entrance where cars drive, more is planned, depending on the soil bearing capacity, which is checked before estimating.

Frequently asked questions about outdoor paving in Leuven

Can paving allow rainwater to pass through?

Yes. Slabs laid with open joints on a draining bed, or specially formulated draining concrete, allow some water to infiltrate. This is a good solution for large surfaces, relieving drainage and preventing puddles.

Can paving be laid over an old concrete slab?

Yes, if the slab is stable, without significant cracks, and the levels permit. The new slabs are then glued onto a screed or suitable mortar. The final height relative to door thresholds and the drainage slope must be checked.

Is exposed aggregate concrete slippery in winter?

Less so than smooth concrete, thanks to the exposed aggregates that provide good grip. In freezing weather, it can, however, become covered in ice like any outdoor surface: quick snow removal and a bit of salt are usually sufficient.

How to prevent cracks in concrete paving?

By having a well-compacted foundation, suitable reinforcement, and shrinkage joints placed at regular intervals. These joints guide the movements of the concrete related to freezing and temperature variations.
