FAQ: attic conversion in Belgium
Can I convert my attic without a permit or building authorization?
In principle, yes, if you do not modify the roof or the facade. The interior fit-out of the attic, as long as you do not touch the building's envelope, does not require a planning permit. However, adding a roof window or dormer, or modifying the structure (framework, floor), generally requires municipal authorization. At Avenir Rénovations, we assist you in preparing the file if necessary, in connection with our partner architects. We anticipate regulatory constraints to ensure your project's compliance.
My attic is too low. Is it still possible to convert it?
It depends. To be considered habitable, an attic must offer at least 2.20 m of height over a sufficient part of the area. If your framework prevents this, there are solutions: modifying the slope, partial elevation, changing trusses… These are more complex interventions, but we master them. It is also possible to create an open mezzanine if the height is partial. Each case is studied to maximize usable volume without structural risk.
Can I create a bathroom in the attic?
Yes, provided you have the right water supply, an appropriate drainage system (with a pump if needed), and effective ventilation. We help you plan the complete installation: sanitary facilities, tiling, VMC, water heater, partitioning, waterproofing… This is a common request in master suite projects under the roof. Our plumbers and electricians coordinate their interventions for a clean and durable integration.
How long does it take to create a bedroom?
Depending on the project's complexity, it takes between 2 and 5 weeks of work. A simple site, without structural modification, can be completed quickly. In the case of creating an adjoining bathroom or fitting out under the roof, the timelines may be extended.
Can a bedroom be created in a room without a window?
Belgian legislation imposes a minimum surface area of natural light for a space to be recognized as a bedroom. It is therefore necessary to add an opening (window, Velux) or a glass roof leading to a well-lit room. Our team can advise you on the best options.
In some cases, it is also possible to install skylights or use glass partitions to allow light to circulate.
