Why choose Avenir Renovations?
When should you consider replacing your floors?
An appropriate floor improves comfort, hygiene, and the value of the property. Here are the situations where it is relevant to act.
Comfort & daily acoustics
Do you hear impact noises (footsteps, chairs, games) or reverberation? A floor combined with a resilient underlay (ΔLw) and peripheral joints significantly reduces disturbances, especially in apartments.
Hygiene & simplified maintenance
Stains, dirty joints, swollen planks, scratched parquet: some materials (e.g. LVT/vinyl click/adhesive or large format tiles) clean quickly and better withstand family life.
Aesthetic & coherence of rooms
Diverse floors from one room to another, outdated colors, dated formats… A harmonized choice (e.g. engineered wood in living areas + tiles in wet areas) modernizes the whole.
Technical compatibility & underfloor heating
Do you want underfloor heating or do you have constrained finished heights? Some systems (thin LVT, thin tiles, glued engineered wood) are more suitable: we balance performance/thickness.
Your flooring project in 6 steps
Each step secures the next; you know what, when and why.
Works & services: which floors to install in Liège?
Under each floor, there is a support (slab, screed) to assess: flatness, moisture, cracks. We conduct a technical visit, then provide a quote by sections (preparation, underlay, installation, finishes).
The engineered wood flooring is very suitable for living spaces: it can be glued (better acoustics, ideal for underfloor heating) or floating with a high-performance underlay. The baseboards and thresholds provide a clean finish. In open kitchens, a durable finish and regular maintenance are recommended; in bathrooms, other materials are preferred.
In planks or tiles, LVT (click or glue) offers excellent resistance to impacts and water, a low thickness (practical when height must be respected), and interesting acoustic comfort with suitable underlay. Ideal for quick renovations, rental properties, or families.
Large format tiles, porcelain stoneware, technical mosaics: perfect for kitchens, bathrooms, entry halls. The adhesion is done with C2 adhesive mortar suitable for the support; the joints are waterproof and the flatness is prepared by self-leveling if necessary. Compatible with underfloor heating, very durable, easy maintenance.
The laminate offers a good style/price ratio. It is usually installed floating with an acoustic underlay. Be careful with standing water: there are water-resistant ranges for risky areas, but we remain cautious in bathrooms.
- Leveling compound (self-leveling) when the substrate is uneven or has level differences.
- Acoustic underlays (ΔLw) to limit impact noise, crucial in apartments.
- Baseboards (lacquered MDF, wood, matching tiles) and threshold profiles for a clean transition.
- Fire stop/moisture barrier at strategic passages if required by the co-ownership.
How much does an interior fit-out cost in Liège? (VAT included)
Prices depend on the support, surface area, finishes, access, and acoustic requirements. A precise quote always follows a visit.
| Item | Price indication (VAT included) |
| Leveling of flatness, m² | 8 to 18 €/m² |
| Acoustic underlay (ΔLw), m² | 6 to 18 €/m² |
| Engineered parquet installed (glued or floating), m² | 45 to 110 €/m² |
| LVT/vinyl clicked or glued installed, m² | 35 to 85 €/m² |
| Laminate installed (with underlay), m² | 25 to 55 €/m² |
| Tiles (excluding decorative tiles) installed, m² | 45 to 120 €/m² |
| Skirting boards installed (depending on material), ml | 8 to 28 €/ml |
| Removal of old covering & disposal, m² | 6 to 20 €/m² |
To consider: long lengths, complex cuts, thresholds, stairs, occupied housing.
Materials & compatibilities: our recommendations
A durable floor relies on a compatible assembly from the substrate to the finish. We work with professional ranges distributed in Belgium and a reliable after-sales service.
- Substrates: slab/controlled screed (humidity, cracks), self-leveling if needed to achieve flatness.
- Engineered wood: glued installation recommended for acoustic/thermal performance; floating possible with suitable underlay.
- LVT/vinyl: click (speed, reversibility) or glued (increased stability, heavy traffic); strict flatness check.
- Tiles: adhesive mortar C2 (S1 if deformations), waterproof joints, divisions for large surfaces.
- Laminate: underlay that combines acoustics + vapor barrier if necessary; peripheral joints respected.
- Acoustics: aim for a relevant ΔLw gain in condominiums; address sound bridges (periphery, thresholds, piping).
- Underfloor heating: choose compatible coverings (tiles, LVT, glued engineered wood), follow heating curves.
Common issues observed in Liège
It is better to address the cause than to mask the symptom.
- Impact noises from downstairs neighbors: insufficient underlay or poorly decoupled floating installation; switching to a ΔLw efficient underlay or a glued installation (if compatible).
- Warped planks near openings: residual moisture from the substrate or lack of perimeter joint; restoring flatness and moisture control.
- Hollow-sounding tiles: inadequate bonding, uneven substrate; leveling and appropriate adhesive.
- Annoying level differences between rooms: leveling self-leveling compound/underlays, discreet transition profiles.
- Scratches/stains in daily use: directing towards LVT or durable tiles depending on the area, or reinforced varnish on parquet.

Urban planning procedures & co-ownership (Liège / Wallonia)
Interior works on floors generally do not require any urban planning procedures. In co-ownership, acoustic requirements may be included in the regulations (minimum ΔLw gain, recommended glued installation, mandatory perimeter joints) and time slots for intervention may be imposed.
We prepare a clear file (ΔLw sheet, product sheets, installation method) to facilitate the syndic/AG agreement.
Grants & taxation (Wallonia 2025-2026)
There is no specific regional grant for a simple change of flooring. Exceptions/possible avenues depending on the context:
- In a global project focused on energy/health (e.g. correlated interior insulation, ventilation), certain items may be included in the Walloon Housing Grants (often via Housing audit; amounts adjusted by income categories).
- Accessibility/PMR (rolling plans, zero thresholds): sometimes local support; to be verified municipality by municipality.
- 6% VAT: for a private dwelling over 10 years, improvement/repair works may benefit from the reduced rate (conditions apply).
We check these avenues without over-promising and incorporate the tax aspects into the quote.
FAQ
Engineered wood, LVT or tiles: what to choose for living spaces?
It all depends on the comfort desired, maintenance, and heating. Engineered wood provides warmth and can be glued for better acoustics/floor heating compatibility. LVT is very stable, resists shocks well, and is easy to clean. Tiles excel in durability and floor heating, but they feel more “hard” underfoot. We compare usage, acoustics, maintenance, and style with you.
In an apartment, how to avoid noise complaints?
By planning a high-performance underlay ΔLw (and/or a glued installation when relevant), respecting peripheral joints, and addressing singular points (thresholds, pipes). We provide acoustic sheets for your property manager.
Does LVT have risks of deformation?
LVT is very stable if the flatness of the substrate is well done (often a thin leveling compound) and if peripheral gaps are respected. In full sunlight, we choose suitable ranges and, if necessary, we address thermal inputs (blinds).
Wood flooring and open kitchen: is it reasonable?
Yes, with a well-finished engineered wood, an effective doormat at the terrace/garden entrance, and regular maintenance. For intensive and “worry-free” use, LVT or tiles remain more tolerant.
Should doors be removed and thresholds adjusted?
Depending on the new thickness and the method (glued/floating/clip), it may be necessary to plane the doors, adjust the frames, and install transition profiles. We anticipate this in the offer.
