What grants for insulating your home in 2025?

Thermal insulation is one of the best investments you can make to improve the comfort of your home while reducing your energy bills. In Belgium, both Wallonia and Brussels offer generous grants for insulation, particularly for roofs, walls, and floors. These works are considered a priority to achieve climate goals by 2050.

However, with varying amounts, technical conditions, administrative procedures, and differences between Regions, it can sometimes be difficult to navigate. This page guides you clearly and structurally through the insulation grants available in 2025, whether you are from Brussels or Wallonia, and explains how Avenir Rénovations can support you at every step.

Why is insulation heavily subsidized?

Insulation allows you to:

  • Significantly reduce heat loss
  • Decrease heating consumption
  • Prevent humidity and mold
  • Improve the energy performance rating of the building
  • Increase the property value of the home

This is why the Regions have decided to strongly support these interventions, often at the top of the list in renovation plans established during energy audits.

Eligible insulation works

The insulation grants mainly cover the following elements:

  • Roof and attics
  • Walls (exterior, interior, or cavity)
  • Floors, slabs, and ground floors
  • Specific thermal bridges (via related grants)
  • Bio-based materials (bonus in Wallonia)

Unusable attics, sloped or flat roofs, facade walls, floors over basements or garages, and ground slabs are all included, provided they meet minimum performance values (thermal resistance R).

General conditions

  • The building must be over 15 years old
  • The housing audit is mandatory, except for the roof
  • The works must be carried out by a contractor registered with the BCE
  • The materials must meet the minimum R values

  • Works carried out by a certified contractor
  • Required thermal resistance R ≥ 4 or 5 m²K/W depending on the item
  • Mandatory declaration via IRISbox before the work

Indicative amounts (2025)

Type of insulation Amount (€/m²) based on income and area
Roof 25 to 60 €/m²
Walls 20 to 55 €/m²

The RENOLUTION simulator allows you to estimate the precise amount based on:

  • Your neighborhood
  • Your income
  • The type of beneficiary (owner-occupier, landlord, co-ownership)

Reduced VAT at 6% for insulation

In Belgium, all insulation works carried out by a company in a residential building over 10 years old benefit from the reduced VAT rate of 6%, applicable to:

  • Labor
  • Materials
  • Travel of the company

This represents an immediate saving of 15% compared to the normal rate.

Rénopack and Rénoprêt (Wallonia)

The grants can be supplemented or pre-financed by:

  • Rénopack (0% loan including grants, after audit)
  • Rénoprêt (0% loan without audit)

These loans can cover up to 60,000 € of works and can be spread over 15 to 30 years depending on your family and financial situation. Avenir Rénovations helps you prepare your loan application in partnership with SWCS or FLW.

ECORENO Credit (Brussels)

Brussels residents can benefit from the ECORENO credit, a subsidized financing (1.5 to 2.5%) offered by the Housing Fund of the Region. It allows financing insulation within a RENOLUTION project, up to 60,000 €, with repayment spread over up to 30 years.

Steps to follow to benefit from the grants

In Wallonia

  1. Carry out a certified housing audit
  2. Submit the grant application
